Tenant Placement Service

The following services available from Florida Property Central will ensure rapid placement of well qualified tenants into your property. Because there is wide variation in individual owners requirements, we would normally customize a service agreement especially for you. The exact services to be provided will be as detailed on your service agreement.

Preparing Your Property for Leasing

To get maximum rental from qualified tenants in the shortest possible time your property needs to show in tip-top condition. At the same time, a well presented property will provide a clear and unambiguous message to your new tenants as to your expectations when they ultimately vacate the property. As requested by you, we will ensure renter appeal both inside and out by paying careful attention to:

  • Curb appeal to entice drive-by prospects
  • Lawn service
  • Pool service
  • Repairs & maintenance
  • Painting
  • Carpet cleaning
  • Maid service.

Should these items be the responsibility of former tenants, we will apply their security deposit to return your property to it's pre-rented condition.

We will also at this time prepare required documents and marketing collateral for your property, such as:

  • Videotaped inspection
  • Furniture Inventory
  • Research nearby comparable rental pricing
  • Website materials

We will reach agreement between us to establish lease pricing and terms before proceeding to market your property.

Marketing Your Property to Renters

Florida Property Central aggressively markets your rental property through internet presence, signage, advertisements and alliances with other real estate professionals. Here is a selection of advertising channels we use to market your property to prospective tenants:

  • Comprehensive website listing on www.floridapropertycentral.com which can include:
    • Full description of property
    • Lease restrictions such as pets, smoking, noise, fair use etc
    • Floor Plans
    • Photographs
    • 360-degree virtual reality views.
  • 24-hour telephone hotline with detailed recorded message and voicemail
  • Yard sign on the property including hotline number and website reference
  • Sun-Sentinel Newspaper, both printed and online editions
  • Local newspapers
  • Multiple Listing Service for exposure to all Realtors in Broward County
  • Numerous independent online rental listing services
  • Compensation to cooperating real estate brokers to help secure tenants

We certainly don't suggest using all of these channels on any one campaign, but you should never underestimate the importance of advertising. More advertising means more calls, more showings, more prospects, higher rent and more qualified tenants. We will only advertise your property as directed by you, and you will pay direct costs only. We will work with you to help develop an advertising budget to suit your property and the prevailing market conditions.

We are available to answer prospective tenant calls and to show your property 8:00am to 9:00pm 7 days a week, excluding national holidays. All calls and showings are handled directly by our office staff, and we always accompany applicants to view the property.

Screening of Applicants

Our goal is to optimize cash flow and capital appreciation of our clients' property. We have developed programs for selection and retention of reliable tenants that encourage on-time rent payments, reduce expensive property vacancy, and minimize risk of propery deterioration and damage.

Applicants are required to complete an extensive application and provide employment and tenancy references. All applicants over the age of 18 are screened carefully, and the following investigations are made prior to approval:

  • National credit report
  • Verification of employment and income
  • Verification of previous rental history
  • Former landlord references
  • Eviction record search
  • Criminal background check

We carefully follow all Fair Housing Standards — it is the policy of Florida Property Central not to discriminate on the basis of race, creed, color, national origin, religion, age, marital status, sex, familial status, handicap or sexual orientation.

Leasing

Once prospective tenants have been qualified, they provide a deposit, sign an agreement to lease and the move-in date is agreed upon.

Our attorney-prepared lease includes all items and disclosures required by law. At lease signing we review each section of the lease with the tenants and collect all deposits, pet fees and the first and last months' rent in advance. We provide them with keys to the home and a Florida Property Central Tenant Reference Guide that covers all aspects of their tenancy, including rules and regulations, to assist them in a smooth transition to their new neighborhood.

Within three days of possession we conduct a documented walk-through inspection which is signed off by all adult residents. This document will be referenced to the check-out inspection when the property is vacated to determine items beyond normal wear and tear to be corrected with the security deposit.

We strive to establish an ongoing positive relationship with tenants and provide them with all the information and assistance they require for a successful tenancy.

We guarantee our Tenant Placement Service — if any tenants placed by Florida Property Central break their lease or require eviction within the first three months of possession, we will waive our tenant placement fee to re-rent your property at no charge other than direct costs.
