Property Management Service
Our ongoing Property Management service covers tenant relations, property oversight, maintenance, rent collection, lease renewals, notices and evictions, accounting and reporting. As with our Tenant Placement service, there is a wide variation in requirements for individual owners and properties, and we would normally create a customized service agreement for you. Rent Collection
At Florida Property Central we do not tolerate delinquent rents, conversely we provide tenants with motivation to adhere to the terms of their lease:
- With your cooperation, we reward tenants with a discount for rent payments made on or before the due date — always the first day of each month.
- When rent is late by 5 business days or more, we issue a written warning and assess a penalty.
- If rent is late by 10 business days we serve a 3-day Notice of Demand or Possession.
- Failing this we promptly serve a Notice of Termination that allows 7 days to vacate the premises, after which we will immediately retain an attorney on your behalf to commence eviction proceedings.
- Tenants are selected on the basis of their excellent rental history and are made aware of this. At lease signing they are warned of our enforcement procedures, and the damage that a derogatory report would make to their clean rental record.
Trouble, Evictions
We aim to minimize problems during the lease by exercising great care in tenant selection, providing positive incentives to adhere to the lease and following up rapidly when problems occur. The result of these procedures is to greatly reduce the liklihood of eviction proceedings. Regrettably, it can still happen that tenants' circumstances may deteriorate and require unpleasant action, and this is one of the reasons many owners choose to appoint a property manager.
We will see to the whole process, from providing the required notices of demand, eviction notices, to filing court documents and working with the local sheriff. You will pay the direct legal and court costs — our time to obtain services and attend court hearings is covered within the regular management fee. Upon evacuation of the tenants we will coordinate the cleaning and repairs and prepare the property for the next tenants.
